Part-Time Assistant Manager – Self Storage

  • Eagle Guard Storage | Jasper, Tate & Marble Hill, GA
  • Part-Time | 20–30 hours per week
  • $18–$23 per hour, depending on experience
  • Flexible hybrid schedule

Eagle Guard Storage is seeking a dependable, organized and personable Assistant Manager to support our four Pickens County, Georgia storage locations in the Jasper, Tate and Marble Hill area, while also assisting with phone coverage for four similarly sized properties in Upstate South Carolina. This position offers a mix of customer service, sales, administrative work and hands-on property oversight. Administrative work may be completed from home or from either of our Jasper or Marble Hill offices. You’ll work directly with ownership and have flexibility to organize your work around scheduled coverage, appointments and deadlines. We’re looking for someone who takes ownership, follows through independently and enjoys helping customers choose and rent the right storage unit.

What You’ll Do

Your core responsibilities will include:
  • Help prospective and current tenants by phone, text, email and in person with rentals, move-ins, move-outs, payments and account questions.
  • Follow up on inquiries, explain unit options and arrange property showings when requested.
  • Provide scheduled primary or backup phone coverage, including calls for up to four Upstate South Carolina locations.
  • Make professional collection calls and prepare delinquency, lien and auction paperwork using established procedures and management oversight.
  • Keep accurate account notes and other records in our property-management software and Google Drive.
  • Visit each Pickens County property typically once a week for a walkthrough and lock check.
  • Document maintenance, security, cleanliness and unit-status issues, and prepare units for new tenants when needed.
  • Complete authorized overlocks and routine on-site account tasks.
  • Update or suspend gate codes according to company procedures.
  • Coordinate with the facility manager and vendors on vacant-unit readiness, maintenance and repairs.
  • Track assigned projects through completion.
  • Collect and distribute facility mail and make mobile or bank deposits once or twice per week, as needed.
  • Help ownership track occupancy, pricing and other operational information.
Responsibilities may be tailored to the successful candidate’s strengths. As experience and performance develop, there may be opportunities for additional hours and advancement to Operations Manager.

Optional Bookkeeping Responsibilities

Bookkeeping experience is welcome but not required. For an interested and qualified candidate, separately agreed responsibilities may include:
  • Bill entry
  • Account reconciliations
  • Monthly reporting
  • Payroll-related administrative duties
Any payroll responsibilities would include submitting payroll for approval before processing and handling related reports under established procedures. The scope, hours and compensation for bookkeeping or payroll duties would be discussed and agreed upon before those responsibilities are added.

What We’re Looking For

We’re looking for someone who is:
  • Dependable, honest, organized and attentive to detail.
  • Friendly and professional, with a sales-minded approach.
  • Comfortable discussing past-due accounts professionally with customers.
  • Willing to learn our systems and procedures and suggest practical improvements.
  • Able to work independently, manage priorities and recognize when management approval is needed.
  • Comfortable with computers, spreadsheets, web-based software, email and texting.
  • Willing to learn appropriate uses of AI tools.
  • Comfortable working with basic financial information and numbers.
  • Able to travel reliably among our four Georgia properties and perform property walkthroughs and routine on-site tasks.
Experience in customer service, sales, property management, office administration, collections or a small-business environment is helpful. Self-storage experience is not required. We value dependability, good judgment and a willingness to learn over checking every box.

Schedule & Work Location

This position is approximately 20–30 hours per week, with some flexibility in the preferred number of hours. Our highest customer volume is generally at the beginning and end of the month and on Mondays, Fridays and Saturdays. Plan on visiting each Georgia property typically once a week. Property visits may be grouped into a route and paired with appointments for prospective or current tenants. Additional visits may occasionally be needed for:
  • Unit showings
  • Tenant assistance
  • Overlocks
  • Vendor access
  • Urgent property issues
Most of our customers rent online or over the phone without an advance showing. Administrative work may be completed from home or from either our Jasper or Marble Hill office. Phone and backup coverage will be scheduled with the management team. Specific coverage blocks and any evening or weekend expectations will be discussed before hiring. Deadlines and agreed appointments must be met. Travel arrangements, mileage reimbursement and work equipment will also be discussed before hiring.

Compensation

$18–$23 per hour, depending on experience and qualifications. This is a part-time position and does not currently include health insurance or other traditional employee benefits.
